How long does a home inspection take?

How soon will I receive my inspection report?
You’ll typically receive your digital inspection report within 24 hours of the inspection. Reports include clear photos, descriptions, and a summary of key findings.
Do I need to attend the inspection?
Attendance is not required, but you’re welcome to attend if you’d like. Many clients prefer to review the report afterward and reach out with questions.

New Construction / 11-Month Warranty Inspections
Should new construction homes be inspected?
Yes. Even brand-new homes can have defects. A new construction or 11-month warranty inspection helps identify issues before builder warranties expire, while corrections are still the builder’s responsibility.
What is an 11-month warranty inspection?
An 11-month warranty inspection is performed near the end of a builder’s one-year warranty. It identifies defects or workmanship issues so they can be addressed before coverage ends.
Re-Inspections
What is a re-inspection?
A re-inspection is a follow-up inspection to verify whether specific items from a previous inspection report have been corrected.
Is a re-inspection a full home inspection?
No. A re-inspection is limited only to the items previously identified. It does not include a full evaluation of the entire home.
Reports & Findings
Will the inspection report list everything that’s wrong with the home?
The report documents visible and accessible conditions at the time of inspection. It does not predict future issues or evaluate concealed components.
Do you provide repair estimates?
Inspection reports do not include repair costs. If needed, I recommend consulting licensed contractors for pricing.

Limitations & Expectations

Can an inspection “fail” a house?
Homes do not pass or fail inspections. The inspection provides information, not a grade or guarantee.
